calfordseaden have been involved in the regeneration of Stonebridge Estate since 1999 acting as the lead consultant on behalf of Hillside Housing and previously Stonebridge Housing Action Trust.
Stonebridge Estate was built by Brent Council during the late 1960s as a wholesale replacement of the 19th century suburban development that had formed there. However, after 25 years, Stonebridge had become one of the worst estates in the country with a notorious reputation for poverty, social exclusion, violence and drug dealing. In the mid 1990s, unemployment on the estate was over 20% and over 50% of households had a weekly income of less than £200. As well as the physical regeneration of the estate, a key objective was also to improve the economic & social welfare of its residents.
Over a 12 year period, the regeneration programme has delivered 1156 new affordable homes, a Primary Care Trust Health Centre, pharamacy, community centre, an award winning nursery, sports facilities, three new parks and a range of retail outlets on the estate. The regeneration of the Stonebridge Estate has made an exceptional contribution to the lives of the residents of Stonebridge and to the urban fabric of Harlesden, North London. As a result of the project, unemployment, vandalism, graffiti and fear of crime on the estate have all fallen.
calfordseaden have been extensively involved in the residential aspect of this regeneration scheme, acting as lead consultant on the provision of 780 new homes under phases 2 & 3 of the regeneration programme. We were also appointed on Fawood's Children's Centre, shortlisted for the RIBA Stirling Prize, and the award winning Hillside Hub community landmark development.
In October 2010, the regeneration of Stonebridge Estate won the RICS 2010 Award for Regeneration. This award recognises improvements to the built or natural environment that make long-term contributions to the vitality and prosperity of an area. The measure of success embraces built environment, social and community gains and evidence of a project's long-term prospects.
