CHARTERED building & quantity SURVEYING

Our range of chartered building & quantity surveying services include:
The multi-disciplinary nature of the Practice and range of professional services offered within our organisation ensures that we are well placed to provide a comprehensive Employers Agent role on projects. Social Housing Providers and Developers require a more diverse role to be provided as a result of the ever changing and more demanding complex nature of projects now experienced within the Industry. The wide range of expertise and flexible approach offered by the Practice means we are able to provide services to suit small individual new build and/or refurbishment projects, through to multi-million pound, multi-phase and consortia developments.
We have considerable experience acting as expert witness in today's litigious climate and have an enviable success record. We have work closely with solicitors on many cases, ranging from building disputes, including boundary, rights to light and other related neighbour disputes, to professional negligence claims.
We have a vast experience of all types of feasibility studies backed up by the skills of our architects, project managers and quantity surveyors. We think laterally and with care about all of our schemes, large or small.
Housing Quality Indicators (HQIs) are a tool to ascertain whether a development is suitable for the needs of a Registered Social Landlord (RSL) in the first instance and secondly, as a means of achieving improvement in the standards of quality of the development. HQIs are mandatory for all Homes and Communities Agency (HCA) funded schemes and, if used correctly, the HQIs should show a continuous level of improvement throughout the life of the project. In order for this to be successful, an assessment needs to be carried out at Feasibility, Start on Site and Practical Completion. calfordseaden have a number of both formal and informal arrangements with our RSL and Developer Clients for the production of HQIs. We undertake HQI assessments on projects where we are appointed as employer's agent/client representative as well as those where we have been commissioned to look at existing schemes or those nearing completion, including individual existing property purchases.
Developer Grant
calfordseaden has extensive experience undertaking the role of Independent Certifier on behalf of both public and private sector clients. Since the introduction of the Grants for Developer Funding Regime in 2006, we have been involved in providing technical consultancy advice to several large house builders and developers on their applications for partner status through to management of successful Bids.
NHS LIFT / PFI / Funder Monitoring
We also act as Independent Certifier under the NHS Local Improvement Finance Trust Initiative (LIFT) and in other similar roles such as Project Monitor and Value for Money Assessor on behalf of a variety of clients.
Insurance evaluations and claims
We provide expert advice to private and public clients on residential, commercial, retail, listed buildings and industrial property insurance claims as technical and cost claim assessors, specifiers and contract administrators on behalf of the insured. Amongst other heads of claim our experience includes claims on water damage, lightening strikes, weather, fire and subsidence.
We also undertake reinstatement cost assessments for building insurance purposes for a wide range of property types.
We will assist building users, insurance companies and loss adjusters with claims. Our objective, independent advice will often persuade both sides in a claims incident to accept a realistic settlement.
We offer a service to our clients through land lead opportunities via agents, consultants, local authorities, contractors and developers in many cases based on the co-ordination of Section 106 Agreements under planning legislation.
Life cycle costing
Life cycle costing has grown in importance since the introduction of prolonged risk transfer schemes, such as Private Finance Initiative and Public Private Partnership projects. Such projects have contract periods in excess of 25 years with the liability for maintenance and repair of buildings falling upon the service provider. Our life cycle costing experts can assist providers in formulating accurate assessments of future maintenance requirements / liabilities. They can also assist in evaluating life cycle cost models on behalf of the procurement body and advise on the standard of maintenance to be received during the concession period.
We are constantly involved in building and planned maintenance work. Our experience in these areas range across a wide variety of property types, including education, commercial, healthcare, residential and retail. We are also involved in numerous major repair schemes often undertaken with residents in occupation requiring detailed resident consultation and liaison, programming and planning.
We have been involved in numerous major repair projects including provision of pitched roofs over existing flat roofs, re-roofing generally, window replacement, brickwork/structural repairs, floor renewal/repairs, underpinning, replacement of central heating systems, kitchens and bathrooms, upgrading of thermal performance of buildings including over cladding. These works are often undertaken with residents in occupation requiring detailed residential consultation and liaison, programming and planning.
Our Computer Aided Design technicians can provide measured surveys of single or multiple properties. These can range from basic outline drawings through to detailed layouts and elevations as a record of what exists or for use in preparing scheme for future proposals.
Neighbourly matters, including Party Wall Matters
We understand the legislation governing neighbourly matters and can quickly evaluate the issues. We ensure your interests, whether as a Developer, Building or Adjoining Owner are protected and are conversant with the relevant legislation.
We deal with a wide range of party wall matters countrywide, as well as crane and scaffold access licences. Our experience varies from complex, deep basement projects to smaller residential neighbourly which can be equally challenging! Our structural engineers also provide specialist advice to assist the party wall surveyor when acting for the adjoining owner.
Our partnering team advises on the different approaches, contract routes and procedures that partnering can take. The team is actively involved in facilitating workshops and advising clients on all aspects of partnering. We have adopted the following policy:
"calfordseaden will positively promote the benefits of construction partnering and, as a minimum on all projects, promote the use of the Construction Industry Board's partnering pact model"
We are involved in projects where a full-partnered approach has been adopted. Many of these have been instigated and procured via the partnering route with construction and design partners being selected on a best value basis in line with 'Egan' recommendations and the latest European Construction Institute guidelines.
We are committed to adopting the 'Egan' principles and are always prepared to work with our partner clients, constructors and design consultants to deliver performance improvements and meet the mutual objectives at the heart of the partnered approach.
Our planned maintenance reports enable building occupiers or landlords to prepare budgets or set service chargers on the basis of identified and future maintenance costs.
This service includes the preparation of a report on the anticipated life of each element of a building, together with repair or replacement costs. Repairing covenants, length of the term and possible dilapidations liabilities are taken into account. The report forms the basis of a rolling programme which we can implement and monitor.
The Practice has recently been successful in securing and delivering a number of Planned Preventative Maintenance Surveys on Property Portfolios for Public and Private Sector Clients alike and have developed bespoke software tailored to Client's particular requirements to enable data to be captured and interpreted in an agreed format.
